The €5,000-a-night Mediterranean villa gets all the press. The €800-€1,500 tier is where most great holidays actually happen — six bedrooms, a real pool, walking distance to a real village, and zero airport stress. Here are six we'd book ourselves.
Where the value actually is
The Cyclades, the Algarve, southern Tuscany and the Spanish Balearics all have a tier of villa that's been priced sensibly. They tend to be 4-5 bedrooms (not 8+), have a private but not infinity pool (or an infinity pool with a less dramatic edge), and the kitchen is good rather than chef-staffed by default. That's the sweet spot.
Shoulder-season is where the math works
Most of these villas list at 60-80% of peak in late May, late September and early October. Same villas, same pool temperature in heated cases, same restaurants open, fewer cars, half the price. If your dates are flexible, this is the conversation to have with yourself.
What not to skimp on, even at this tier
Air conditioning in every bedroom (not just the master), a proper Wi-Fi setup (someone will need to work), and a pool that's deeper than 1.4m if there are kids who actually swim. These three are non-negotiable. The rest can be flexible.
