Terms & conditions.

Last updated 2026-06-02. These terms form a binding agreement between you and Kopaxgroup Kft. (trading as SplashVillas). By searching, booking or paying for a stay on SplashVillas you accept them in full.

1. Who we are

SplashVillas is an independent online travel agency (OTA) specialised in villas with a private pool, operated by Kopaxgroup Kft., 1072 Budapest, Dob utca 20. 3. em. 26. ajtó, Hungary, company registration 01-09-447785, EU VAT HU32885851. You can reach us at hello@splashvillas.com.

We act as a travel agent / reseller: we present accommodation inventory, take your reservation, host the entire booking and payment journey on this site, and act as your point of contact for the reservation. We are not the owner, manager or operator of any property listed. The accommodation services themselves are provided by the property and made available to us through our supply partner, Nuitée / LiteAPI.

2. The booking process

You search for a villa, choose a rate, enter the lead guest's details and pay — all on SplashVillas. We never redirect you to a third-party site to complete or pay for your booking. When you submit a booking you make an offer to reserve the selected accommodation on the terms shown at that moment. A binding contract is formed only when we (or our supplier on our behalf) issue a written booking confirmation. If a confirmation cannot be issued — for example because the property became unavailable between search and payment — we will tell you and refund any amount already charged in full.

You are responsible for ensuring that the guest names, dates, contact details and any special requests you enter are correct, and that every guest meets the property's rules (minimum age, maximum occupancy, etc.). The lead guest must be at least 18 years old and authorised to act for all members of the party.

3. Prices, taxes and fees

The price displayed at checkout is the total price you pay for the stay, including applicable taxes and our service fees, in the currency shown. Some destinations levy local charges (for example a tourist or city tax, a security deposit, or cleaning/utility fees) that must be paid directly to the property on arrival; where these apply they are flagged on the rate details before you pay. Prices and availability are dynamic and may change between a search and the moment you confirm; only the price shown on the confirmed booking is binding.

4. Payment & confirmation

Payment is collected on this site and processed securely through our supplier's payment service provider (Nuitée / LiteAPI, using Stripe). Your booking is fulfilled and charged by our travel supplier, Nuitée Travel Limited (a company registered in Ireland; the merchant of record for your stay), so their name may appear on your bank or card statement rather than ours. We do not see or store your full card details. Depending on the rate, you may be charged in full at the time of booking or according to the payment schedule shown. Once payment is accepted you receive a booking confirmation by email with your reservation reference and the property's details. Please check it carefully and contact us promptly if anything is wrong.

5. Our supplier relationship

The villas you book are sourced through Nuitée / LiteAPI, which aggregates inventory from property owners, managers and other travel suppliers. The specific rate terms — what is included, occupancy limits, check-in/check-out times, house rules and the cancellation policy — are set by the supplier and the property and are shown to you before you pay. By booking you also accept those rate terms where they are made available at checkout.

6. Cancellations & refunds

Every rate carries its own cancellation policy, which is displayed clearly before you pay and repeated in your confirmation. That policy governs whether and how much you can recover if you cancel. In general:

  • Free-cancellation rates can be cancelled without charge up to the deadline stated for that rate (for example "free cancellation until 6 days before check-in"). Cancel before the deadline and you receive a full refund of the amounts paid to us; cancel after it and a charge up to the full booking value may apply, as set out in the policy.
  • Non-refundable rates are typically cheaper and are not refundable once booked, including for no-shows or early departure, except where the policy or mandatory law says otherwise.

To cancel, sign in to your account (or retrieve your reservation via the "Find my booking" page) and cancel online in a couple of clicks — the policy applicable to your rate is shown there before you confirm. You can also email us at hello@splashvillas.com with your reservation reference and we will process any eligible cancellation on your behalf. Approved refunds are returned to your original payment method; the time to appear on your statement depends on your bank and payment provider. Taxes and third-party fees are refunded only to the extent they are actually recoverable.

7. Modifications

If you need to change dates, guest names or other booking details, contact us and we will ask the supplier whether a change is possible. Modifications are subject to availability, the rate's rules, and any price difference, and may be treated as a cancellation and rebooking under a non-refundable rate. We cannot guarantee that a requested change can be made.

8. No-show

If you do not arrive on the check-in date and have not cancelled in line with the applicable policy, the reservation is treated as a no-show. Non-refundable and past-deadline rates are generally charged in full, and the property may release the accommodation.

9. Liability

As your booking agent, our responsibility is to take and confirm your reservation accurately and to handle your payment correctly. The accommodation itself — its condition, safety, amenities, descriptions and the conduct of on-site staff — is provided by the property and its supplier, who are responsible for it. We are not liable for the acts or omissions of the property or supplier, nor for matters outside our reasonable control. Photographs and descriptions are provided by suppliers and may show variations; we present them in good faith but do not warrant their completeness. To the maximum extent permitted by law, our total liability for any booking is limited to the value of the booking fees we received for it. Nothing in these terms excludes or limits liability that cannot be excluded under mandatory law, including your rights as a consumer.

10. Complaints & disputes

If something goes wrong during your stay, please raise it with the property immediately so it can be resolved on the spot, and tell us as soon as possible at hello@splashvillas.com so we can help liaise with the supplier. For any complaint about your booking, write to the same address with your reservation reference; we aim to acknowledge within 5 business days and resolve within 30 days. If we cannot resolve your complaint, EU consumers may refer the dispute to a consumer alternative-dispute-resolution (ADR) body: in Hungary, the consumer conciliation boards (Békéltető Testület — for Budapest, the Budapesti Békéltető Testület). Consumers resident elsewhere in the EU may also contact the ADR body designated in their country of residence. (The European Commission's former Online Dispute Resolution platform was discontinued in July 2025 and is no longer available.)

11. Right of withdrawal

Under EU consumer law (Directive 2011/83/EU, Art. 16(l), implemented in Hungary), the 14-day right of withdrawal does not apply to accommodation services provided on a specific date or for a specific period. Your ability to cancel and obtain a refund is therefore governed solely by the cancellation policy of the rate you booked, as described in section 6.

12. Force majeure

Neither we nor the property are liable for failure to perform caused by events beyond reasonable control, including natural disasters, extreme weather, fire, epidemics or pandemics, war, terrorism, civil unrest, strikes, government action, or failure of utilities or networks. Where such an event affects your stay, we will assist you in applying any rights you may have under the rate's policy, the supplier's terms or mandatory law.

13. Governing law & jurisdiction

These terms and any booking made through SplashVillas are governed by the laws of Hungary and applicable European Union law, without prejudice to the mandatory consumer-protection rules of your country of residence in the EU. Disputes fall under the competent courts of Hungary, again without prejudice to any mandatory consumer jurisdiction rules.

14. Entire agreement & changes

These terms, together with the rate terms and cancellation policy shown at checkout and your booking confirmation, form the entire agreement between you and us for your reservation. We may update these terms from time to time; the version in force when you book applies to that booking. The last-updated date at the top reflects the most recent revision.
